After-hours Emergencies
Defined Emergencies are as follows
Heat is only an emergency when the temperature is expected to drop below 55 degrees.
A/C is only an emergency when the temperature is expected to exceed 85 degrees. (A/C calls cannot be addressed after 7PM because supply stores are closed. Please call if the tenant has a documented medical condition like senior citizen, asthma, or emphysema.)
Break-ins: Contact Police First, then call on-call service to secure property
Fallen tree on house or driveway
Fire — Be sure to call 911
Lockouts — There will be a $50 cash only fee payable at time of entry and may take one to two hours
Burst or heavily leaking pipes
Clogged toilets for properties with one bath
Leaking or burst hot water heaters
Roof leaks where ceilings are threatening to collapse
Sparking electrical outlets
Main line backup for plumbing issues (toilets/sinks/tubs)
Standing water in crawlspace
Stove completely non working to include all burners out and oven out
Smoke detectors that continue to beep even with no fire — Be sure to check batteries first
Carbon monoxide detectors sounding — tenant should open windows immediately
Non-Emergency items
No Hot Water
Dripping Faucets or Pipes — Place something under to catch water
Stopped up toilet when there is another toilet accessible
No Electricity due to power outage — Call Progress Energy or Duke Power
Tripped breakers or fuses
Any appliance trouble (unless Total Stove Outage)
Refrigerators not Cooling. Use cooler chest or a neighbor's refrigerator and a repair person will be dispatched the next business day, with owner's approval
Roof leak — place something under to catch water and protect the floor
